Sympathetic conversion of Victorian property with careful preservation of façade
Bedford Row is located in an exclusive part of Holborn, central London. No 44 is a Victorian building comprising a basement and four superstructure floor levels with a part penthouse and roof terrace on the fifth floor. The building shares party walls with the “Old Nick” Public House on Sandland Street and No 42 Bedford Row. The property has a vault beneath the pavement on Bedford Row for approximately half the site width.
The project involved conversion from commercial to residential use, while retaining commercial space to the ground floor. The building structure was of load bearing brickwork with internal steelwork frames to first floor level. Floor plates comprised steel filler joist floors with raised timber floor joists above. The roof structure was a timber framed mansard roof.
Significant remodelling of the internal load-bearing structures was undertaken to accommodate the required residential layouts and an additional penthouse floor level was added. The vault space was modified and incorporated into the main fabric of the building.
